Q: What is defining today’s luxury real estate market along the Kohala Coast and in Kailua-Kona?
Today’s luxury market is being shaped by a more intentional approach to ownership. Buyers are not simply acquiring property—they are seeking a connection to place, privacy, and an elevated lifestyle that feels both refined and grounded.

Along the Kohala Coast and in Kailua-Kona, demand remains strong for residences that offer seamless indoor–outdoor living, expansive ocean views, and close proximity to world-class resort amenities. Gated communities, resort ownership opportunities, and architecturally distinct homes continue to define the high end of the market.

A noticeable shift is the prioritization of quality over quantity. Buyers are placing greater emphasis on thoughtful design, enduring materials, and a sense of tranquility—elements that contribute to a home that feels timeless rather than trend driven.

Q: Who is today’s luxury buyer in Hawai‘i, and what are they looking for?
Today’s luxury buyer is often a second home purchaser or lifestyle-driven investor who values flexibility, privacy, and long term enjoyment. Many are coming from the West Coast, looking to establish a retreat that balances personal use with legacy potential.

Turnkey properties remain highly desirable, particularly those with smart-home integration and sustainability features such as pv systems and battery storage. There is also strong demand for homes that accommodate extended family and guests, including properties with separate ‘ohana suites or flexible floor plans.

Beyond the residence itself, buyers are focused on the broader experience—access to beaches, golf, wellness amenities, and the sense of community that defines the Kohala Coast. The environment surrounding the home is just as important as the home itself.

“Quality, privacy, and connection to place continue to drive demand across the Kohala Coast and Kailua-Kona.”

Q: How important is lifestyle in influencing purchasing decisions?
Lifestyle is central—it is often the deciding factor. Luxury buyers in Hawai‘i are purchasing into an experience as much as a property. The ability to transition effortlessly between indoor and outdoor spaces, to enjoy year-round sunsets, and to be within moments of the ocean is deeply compelling.

Luxury communities in Kona and Kohala offer a curated lifestyle that includes golf, oceanfront dining, beach clubs, and concierge-level services. This level of access and ease creates a living experience that aligns closely with what today’s elite buyers are seeking—comfort, beauty, and simplicity. In many cases, it is the lifestyle offering that ultimately transforms interest into action.

Q: How do you see the luxury market evolving over the next year?
The market is expected to remain steady, with continued demand for well located, thoughtfully designed properties.

Inventory at the high end remains selective, which supports value—particularly for properties that offer strong view corridors, privacy, and proximity to resort amenities.

Today’s buyers are more discerning. They are willing to wait for the right opportunity, but they move decisively when it presents itself. This dynamic reinforces the importance of preparation, timing, and local market expertise.
