Gated communities, resort ownership opportunities, and architecturally distinct homes continue to define the high end of the market.
A noticeable shift is the prioritization of quality over quantity. Buyers are placing greater emphasis on thoughtful design, enduring materials, and a sense of tranquility—elements that contribute to a home that feels timeless rather than trend driven.
Q: Who is today’s luxury buyer in Hawai‘i, and what are they looking for?
Turnkey properties remain highly desirable, particularly those with smart-home integration and sustainability features such as pv systems and battery storage. There is also strong demand for homes that accommodate extended family and guests, including properties with separate ‘ohana suites or flexible floor plans.
Beyond the residence itself, buyers are focused on the broader experience—access to beaches, golf, wellness amenities, and the sense of community that defines the Kohala Coast. The environment surrounding the home is just as important as the home itself.

Inventory at the high end remains selective, which supports value—particularly for properties that offer strong view corridors, privacy, and proximity to resort amenities.
Today’s buyers are more discerning. They are willing to wait for the right opportunity, but they move decisively when it presents itself. This dynamic reinforces the importance of preparation, timing, and local market expertise.
